The Financial Supervisory Authority of Norway sets clear guidelines for how brokerage abroad, including in Spain, is to be carried out. This is also why we only work with developers who provide a bank guarantee for the purchase price.

This means that if we make an error that causes you, our client, a financial loss, our Norwegian insurer will cover your loss.

Agreements entered into in Spain outside a Norwegian-registered estate agency are governed by Spanish legislation on the purchase and sale of property under construction. Although most transactions go smoothly, uncertainty can arise around the investment, particularly where the developer goes bankrupt or fails to deliver as agreed. The risk is considerably reduced if you buy your holiday home in Spain through a Norwegian estate agency.

You buy a property under construction in Spain subject to the same principles, insurance and security requirements as when buying a property under construction in Norway.

The necessary bank guarantee is provided by the financial institutions of our partner developers, so that security is in place at all times for every amount paid in. In this way your investment is protected against any loss should the developer go bankrupt.

All payments are made to a client account in a Norwegian bank. It is our responsibility as your estate agent to ensure that any amount paid out to the developer is released only against a bank guarantee for the corresponding amount. Professional liability insurance with Tryg Forsikring with cover in Spain

Eiendomsnøkkelen AS brokers in Spain subject to Norwegian regulations for the purchase and sale of property abroad to Norwegian clients.

The brokerage carried out is subject to Norwegian regulations, which require us to provide security and hold financial liability insurance for estate agents. This is arranged through the collective insurance agreement that the Norwegian Association of Real Estate Agents (NEF) holds with Tryg Forsikring.

The above insurance has been extended to also apply to our assignments in Spain. If you buy property in Spain through Eiendomsnøkkelen AS, any agent errors that cause you, as our client, a financial loss will be covered by this insurance.

The insurance covers NOK 15.000.000 per assignment per injured party, with a total of NOK 45.000.000 during the insurance period.
